On July 8, 2004, Act 45 of 1999, Pennsylvania’s Uniform Construction Code took effect.  This Act mandated a statewide adherence to a comprehensive, standardized set of codes addressing the design and construction of all residential, commercial and industrial properties within the Commonwealth.  The intent of these regulations was to safeguard the public health and safety of individuals who inhabit a residence or work in a commercial structure.

Then, on July 15, 2004, Governor Rendell signed into law Act 92 of 2004.  This act made null and void all residential requirement of Act 45 for existing properties, unless, there were structural changes or changes in egress.  Act 92 has far-reaching implications and dramatically affects when township residents will be required to have permits and inspections. Keep in mind that this only relates to building permits and not to zoning permits. Zoning laws have not changed so be sure to contact the Zoning Officer to check the zoning laws as they relate to your project.
